MortgageScorecard

Terms of service

Last updated 2026-09-01. These terms are between you and MortgageScorecard Labs.

What this is

MortgageScorecard lets licensed Canadian mortgage brokers build and publish scorecards that give consumers a mortgage estimate, and give the brokerage the contact details of the consumers who choose to leave them. Estimates are computed from the information a respondent provides and from published regulatory rules; they are estimates for discussion with a licensed professional — never a pre-approval, a commitment to lend, or financial advice from this platform.

Your account and your conduct

  • You are responsible for what your brokerage publishes. You must hold the licences your published pages claim, keep your disclosure details accurate, and comply with the advertising and consent rules of your regulators — including CASL for any email you send through the platform.
  • Don't misuse the service: no scraping other brokerages' data, no sending to purchased lists, no attempts to bypass the permission or isolation model.

Whose data is whose

Your scorecards, your leads and your submissions belong to your brokerage. We host and process them to run the service, and we can remove content that is unlawful or abusive. Export is available from inside the app; deleting your account or your leads does what the privacy policy says it does.

Anonymized statistics

We may use de-identified scorecard data — answers, computed estimates, the journey and province, and the rule versions that produced each result, never a respondent's name or contact details — to produce aggregate statistics across the platform, and we may publish some of them. If we publish anything, it will be aggregated across many submissions and multiple brokerages, at a scale where no respondent and no brokerage can be identified or singled out, and it will never reveal any brokerage's volume, conversion, or client base. This is the only platform-level use we would make of submission data; it does not change who owns your leads or where they go.

The service itself

The platform may change as it improves. We'll give reasonable notice of changes that remove capability. The service is provided without warranty of uninterrupted availability; regulatory figures in the calculation engine are versioned and dated, and each result records the versions that produced it.
